The apartment in the Alzado complex in Amadores, Gran Canaria, offers an ideal location for relaxation and enjoying the area's scenic beauty. Situated on a hill, it provides expansive views of the valley, beach, and sea. The complex is southwest-facing, ensuring excellent sun exposure from around 9:00 AM onward, perfect for soaking in the warm climate throughout the day. With stair-free access, it’s also convenient for guests of all ages. Just 5 minutes from the shopping center and 8-10 minutes from the beach, Alzado offers a tranquil setting where you can unwind and savor the exceptional climate of Gran Canaria.

Alzado is a relatively small complex with only 15 units. There is a Norwegian janitor in a 50% position and among other things cleaning can be arranged through this. The complex has an impressive entrance and green areas with different trees and palm trees, wrought iron entrance gate and magnificent sea views. The gate is locked most parts of the day. It comes with automatic opener to the gate, and private parking inside the facility.

The apartment has furnished hallway with shoe rack and peg shelf on the wall. On the left hand you get access to the laundry room located next door to the kitchen. It is equipped with washing machine and dryer, and the hot water tank is strategically placed here.

The kitchen is U-shaped and has a bar facing the living room. Kitchen interior in solid wood lacquered oak, and has integrated appliances such as oven, countertop hob and fridge-freezer. Bright solid countertop that matches the floor tiles in the apartment. Plenty of counter space makes baking and cooking fun in this beautiful kitchen.

Furthermore, you enter the large living room furnished with bright sofas, poufs, and elegant coffee table with a glass plate on top. There is also a dining table in the living room with accompanying sturdy and comfortable chairs. The living room leads out to the spacious and secluded terrace furnished with both dining furniture and lounge furniture. From here, the view is amazing down to Amadores beach and the Atlantic Ocean.

The first and smallest bedroom has two single beds with night tables and a build in wardrobe.
The second bedroom faces the backside and has access to its own private balcony.
The master bedroom has an ensuite bathroom, very large build in wardrobes, panoramic views and direct access to the main terrace.  All bedrooms are equipped with high quality beds and offer great private spaces.

The bathrooms are tiled and equipped with wall mounted toilets, showers, modern furniture with porcelain top/sinks and large mirrors.

Inside the complex's common areas, you'll find a heated infinity pool as well as a children's pool. The sun terraces have outdoor showers and sun loungers adjacent to the pool. Also from here, the view is absolutely fantastic. In the complex you have your own storage stall, parking space and there is an elevator that gives you Stair-free access to the entire complex.

Outdoor Area:

The complex has beautiful and spacious outdoor areas with plantings that provide a very good atmosphere. The heated infinity pool can be enjoyed all year round and should hold 26 degrees Celsius during the winter months. The resort is characterized by quality and carefully selected materials that together gives a feeling of luxury. Sun beds around the pool on the terrace. The view from the whole area is magnificent, and on the area there is placed seating furniture where you can enjoy this. The sun terraces are tiled and you will find outdoor showers by the pool. In the complex you have your own storage stall, parking space and there is an elevator that gives you Stair-free access to the entire complex.

The complex was built in 2001. The accommodation is of a high standard. The front door is a security door with reinforced fittings. The floor of the home is continuous and consists of light marble, while the bathrooms are tiled with porcelain.
Downlights have been installed throughout the home. The roof has beautiful mouldings and stucco all around. All interior doors and built-in wardrobes are of lacquered solid oak. Windows and window doors are made of aluminum.

The current owner states that the largest bathroom is totally renovated in April 2020 and the smaller bathroom in 2017 although they and fitted a new toilet in 2020.
In July 2022 they installed a new washing machine, April 2024: New dryer.

June 2024: Installed 6 valves in the outer walls + new valve with fan in the smallest bathroom and in May 2022: Painted living room, kitchen. Large and medium-sized bedroom, some new cupboards in the kitchen and blackout curtains in two bedrooms.

Income

This property has also a great touristic rental potential with good income.

Rentals have been highest in parts of December, January, February and March. The owners have used it themselves for many weeks each spring and autumn, and therefore not rented it out during these periods.

General information

The communal costs of this complex is approx 420€ a month. This fee covers maintenance on the complex' exterior, communal areas, the heated infinity pool and elevators.

In Gran Canaria you pay IBI, a property tax, normally once or twice a year, and the amount is calculated by the size of the property and land value.
