SALES PROCESS
If you are thinking about selling a property you own abroad, it is important to set a value as early as possible. Then you know where the expectations should lie. At Notar you can get a non-binding valuation and help to get answers to any questions you may have - and at the same time teach us to know better.
In the meeting with the person who is to sell the property, we in Notar have a basic principle that the process should appear as good and effective if you sell housing abroad as if you were selling at home in Norway. That means the process is similar, but all special and local considerations are taken.
The process takes you through:
PREPARATION AND VALUATION
Based on statistics, knowledge, standard, location and sale of comparable homes, we assess what the home is worth. Our experience allows us to quickly provide an answer that gives you an idea of what to expect. It lays the foundation for the further process.
ASSIGNMENT AGREEMENT
Once you have chosen us as a broker, we will together go through the entire process, decide on marketing packages and further process - and we set up a written agreement. This agreement sets out the terms of the sale, brokerage commission and other expenses. This is a detailed review, where the broker can, among other things, give you an approximate market value directly in the meeting. What you get when you sell can be higher or lower depending on a number of conditions.
SALE REPORTS
Before starting the sales work, we recommend that the accommodation is reviewed by a stand-alone appraiser who is approved to prepare a technical assessment of your home. We use contacts and established networks to get all the necessary documentation in place. This part is perhaps extra important when selling homes abroad, as it will give prospective buyers a good and correct impression of the homes that are for sale.
When you sell property in Spain, you must also present an energy statement prepared by an authorized professional. This has been clarified in the Notar's contract agreement.
PREPARATION AND MARKETING
We collect all the necessary information about the accommodation. Then we start the process of making sales material for the home, in dialogue with you who will sell.
Our brokers know what it takes to sell your property. We create tailor-made solutions that are adapted to the home and market we target. Targeted web advertising via social media and various web portals, any newspaper ads and video viewing / virtual viewing can be crucial to achieving the best possible price.
DISPLAY
We facilitate individual impressions and viewing tours for potential buyers. This will then be done in the same way as traditional views in Norway, but to an even greater extent, we will emphasize the opportunities that the areas offer.
Because housing purchases of housing abroad can seem a little different, virtual viewing (ie a continuous picture and film presentation of the home), together with good and complete documentation, is important. This helps to increase interest in your particular home, and then becomes a strong contributor to the stakeholders taking the next step.
All viewers will of course also be followed up after the display.
BID ROUND
Our brokers place great emphasis on being available to both the buyer and seller in the bidding round, so that it is handled efficiently and professionally from the first bid to the contract of sale.
CONTRACTS
Our contracts are prepared in accordance with laws, policies and regulations applicable to the country of residence. A contract from us will safeguard your interests in accordance with legal laws and regulations, whether you are a seller or buyer. At the contract meeting, we review the contract to eliminate possible misunderstandings.
DEALING AND TINGLING
When the contract is signed, we start with the settlement preparations. Everything that has to do with settlement, registration, transfer of ownership, repayment of existing loans and guarantees, we take care of.
